How is my rent calculated?

If you are a tenant you will have either an assured or secure tenancy.

Assured tenants
In 2001 the Government introduced a new rent system for local authorities and Registered Social Landlords. Accent Nene is a registered social landlord. Their objective is that similar properties within the same areas should be charged similar rents. When calculating your rent we have to take into account the value and size of your property and local earning levels, this then give us a figure called the Target Rent. We aim to have all our residents paying target rent by 2012.

Each year your rent will be reviewing and adjusted so that it moves towards target rent. The amount that we can increase your rent by is limited by the government.

Secure tenants - (sometimes known as fair rents).

The maximum amount of rent we can charge is set by The Rent Officer, this is known as the Registered Rent. Accent Nene are not allowed to charge above the Registered Rent. Generally we will charge you the same rent as for assured tenants if it is less than the Registered Rent.
